Landlords Electrical Safety Certificates
From 1st July 2020, properties in England will need an Electrical Installation Condition Report ECIR before a new tenancy begins.
It is essential for Landlords to have an electrical condition report carried out to ensure the safety of your tenants and being able to prove that you have taken reasonable steps to do so.
It is recommended no more than five year intervals, or whenever there is a change of occupancy. Electrical Testing UK are able to perform these visual and Electrical installation condition reports to the highest standard.
This electrical inspection investigates thoroughly the state of the electrical wiring, fixtures and fittings throughout the property to check the safety of the electrical installation. By carrying out the electrical installation condition reports available, we will ascertain any damage to the electrical equipment within your property; whether that be general wear and tear or anything more substantial. We will also highlight any wiring that doesn’t meet the standards set out in the IEE Wiring Regulations, as well as any equipment that poses an electric shock risk.
We are also able to carry out a number of other electrical testing such as PAT (test and tag) and installation testing. It is important that these vital checks are carried out to reduce the risk of electrical fires breaking out, keeping everyone within your property safe.
Once this is done and processed an Electrical Installation Condition Report EICR will be than issued electronically in PDF format. It will declare if the electrical installation is safe (Satifactory) or if any remedial work is required to ensure it meets current safety standards.
